Mistwood Gets Development Deal

Developer will get $352,000 incentive for project, which includes road improvements.

The owner of will get a $352,800 incentive, courtesy of the village, to help offset the cost of road improvements as the golf course undergoes a major redevelopment.

Trustees on Wednesday signed off on an intergovernmental agreement that will give the business a 50 percent reimbursement from the village’s distributive share of Illinois sales taxes beginning in 2013 and ending in 2020.

“In effect, we’re going to split sales taxes for that seven-year period,” attorney Rich Vogel said.

Mayor John Noak said the funding will offset the costs of installing a traffic signal at the golf course entrance at Renwick and Gaylord roads. While Renwick is a Will County road, Gaylord falls under the jurisdiction of Plainfield and Lockport townships, Will County, Romeoville and Crest Hill.

According to Noak, the village is also reaching out to the other municipalities to see whether they will take on a share of the cost of the project, which includes widening the roadways and adding right- and left-turn lanes.

“The incentive will not pay for the improvement in its entirety,” Noak said “We are looking for partner communities.

Final development plan OK’d

After two years of planning and revisions, trustees also signed off on the final development plan for the 18-hole golf course. The includes a reconfigured course, 32,000-square-foot clubhouse, learning center, banquet facility and restaurant.

“It’s a very exciting project,” Noak said. “It’s going to take one of Illinois’ premiere golf courses and make it even better.”

Noak predicted the banquet facility will also be a boon to the village, saying it is “desperately needed in the area.”

Owner Jim McWethy also received approval for annexation and rezoning for roughly 2.8 acres on Renwick Road. Mistwood purchased and demolished four homes on the site to make way for the project. The property, situated in Lockport and Plainfield townships along the north side of Renwick, was annexed into the village Wednesday and will be rezoned from residential to public/private land conservation district.
